How an escape of water claim treats the damage

Buildings insurance responds to named events rather than to problems in general, and water escaping from a pipe or a tank is one of those names. So an escape of water claim is about the damage the water did, not about the pipe that failed and not about the work of finding it. Before making one, three things are worth establishing from your own documents: what the excess is for water specifically, whether the policy distinguishes a sudden escape from a gradual one, and whether what you would recover is more than the claim costs you.

The short answer

Escape of water is a name, and the name is what the claim turns on. It covers the damage the water did, not the pipe and not the search.

That sounds like a technicality and it is the opposite of one. Buildings insurance is built out of named events, so whether your loss fits the name matters more than any argument about whether covering it would be fair.

How this works in practice

A claim asks three questions in order, and knowing which one you are on saves a great deal of confusion.

  • Is this a named event? Water escaping from a pipe, a tank or an appliance normally is, under the escape of water heading.
  • Is this damage rather than maintenance? The water ruining a floor is damage. The pipe wearing out is maintenance, and it is the same event described from two ends.
  • Is what you recover worth what the claim costs? The excess comes off, and the claim history stays on.

That second question is where most disappointment comes from, and it is worth understanding rather than resenting. The same failed pipe produces both a maintenance problem and an insured event, and a policy can quite consistently pay for one and not the other. It is not a loophole, it is what insurance is: it covers things that happen to you rather than things that wear out.

Which is why the three costs are worth keeping apart in your own head before you ring anybody. The damage may be an escape of water claim, the search may be trace and access, and the pipe repair is probably yours. Asking whether you are covered, without saying which of the three you mean, is how people get an answer they later feel misled by.

The middle one of those three is the one worth checking first, because it is the least known and it applies before anything is repaired. whether trace and access cover applies to finding it is how to establish whether you hold it.

What changes the answer

Four things, and each is a question for your own documents rather than a rule this site can state.

Are there conditions about notification or about who does the work?A repair arranged before the conversation can be hard to unpick. One phone call first costs nothing.
What would a claim do to your renewal?Only your insurer can say, and it turns a one-off recovery into a multi-year cost that has to be weighed against it.
What to establish before claiming

The second row is the one that catches people from this site specifically, and it is worth being blunt about. Every calculator here is designed to find a loss you did not know about, which means by the time you find it, it has been happening. That is good for the water bill and it is the exact circumstance in which a sudden-against-gradual distinction, if your policy has one, works against you. Better to know that before you ring than during.

No insurance policy has been read for this site, so nothing here says what is typically covered, typically excluded, or typically decided. Every statement above is either structural, describing how a named-peril policy is organised, or an instruction to read your own documents.

  • The sudden against gradual distinction is given as a question to ask, not as a rule. Whether a policy draws it, and where, is a term of that policy.
  • No figure appears for an excess, a settlement or a premium effect, because none could be sourced and all three are specific to you.
  • Nothing here is advice about whether to claim. It is the arithmetic and the questions; the decision needs numbers only you have.

The one thing asserted with confidence is that damage, search and pipe repair are three different costs. That is safe because it is about the structure of the problem rather than about any insurer's answer to it, and it holds whatever your policy says.

What to do next

Five things, and the first two happen before you speak to anybody.

  • Photograph the damage before anything is moved, lifted or dried out.
  • Write down your meter readings and the dates they were taken. They are the only record of when the loss was happening, and nobody else has them.
  • Read your schedule for the water excess, and your wording for anything separating a sudden escape from a gradual one.
  • Ring your insurer before arranging a repair, and ask specifically about trace and access as well as about the damage.
  • Do the subtraction before committing: what you would recover, minus the excess, against what a claim does to your renewal.

If that arithmetic says the claim is not worth making, that is a real answer and acting on it is not a failure. A small recovery bought with a claim history is a bad trade, and knowing which one you have is the whole reason to work it out first.

Common questions

What does escape of water actually cover?
The damage caused by water that has escaped from a pipe, a tank or an appliance. Ruined flooring, ceilings, plaster and contents are the sort of thing it is for. It is not cover for the pipe that failed, and it is not cover for the work of finding the leak, which is a separate cover with its own name.
Does it matter that my leak has been going for months?
It may, and it is worth finding out rather than discovering it during a claim. Some policies draw a line between water that escaped suddenly and water that has been escaping gradually, and a leak found by a meter test has by definition been running for a while. Whether your policy draws that line, and where, is a term of your policy and this site cannot tell you.
Why is there a separate excess for water?
Where one exists, it is because water damage is treated as its own category and priced accordingly. Whether yours sets a separate excess for it, and how large that is, is on your schedule rather than on this site. Read it before you claim rather than after, because it comes straight off what you recover.
Should I get the leak fixed before I claim?
Ask first. There may be conditions about notifying the insurer and about who does the work, and a repair carried out before that conversation can be difficult to unpick afterwards. This is not a claim about what your policy says; it is a reason to spend ten minutes on a phone call before doing something irreversible.
Is it always worth claiming?
No. Subtract the excess from what you would recover, then ask your insurer what a claim would do to your renewal. If the answer is that you recover a little and pay more for years, the claim is not worth making, and this site would rather you worked that out than assumed a claim is free money.
What evidence should I keep?
Photographs of the damage before anything is moved or dried, the meter readings and dates that establish when the loss was happening, and any invoice for finding the leak. The meter readings are the part people do not think of and they are the only record that says when.
